Start with your important dates
Identify the commitments that are fixed, the preferences that can change, and the decisions still outstanding. A route that appears faster on paper may not match the possession arrangement you actually need.
Ask what happens before completion
Marketing, review, negotiation, documents, and closing can involve different work depending on the route and agreement. Ask about the actual remaining steps rather than rely on generic promises about how long a sale usually takes.
Consider proceeds and possession separately
The purchase price, funds available after costs, and the day you move out answer different questions. Confirm the relevant terms and processes before using any one of them to plan the others.
Balance the schedule with the proposal
Do not choose a date in isolation from price, conditions, and responsibilities. A future listing remains an option to assess before listing; our direct-purchase scope does not include houses currently listed for sale on the MLS.
